HOT TIPS FOR SELLING SECTIONS...BECAUSE ITS DIFFERENT TO HOUSES
- Think carefully about covenants e.g. there is a fine line between protecting other purchasers and scaring people off with too many rules
- Create a section where people can visualise their building being located e.g. on a flat section, clear of bush. Mow the lawns and keep it tidy
- With a unique section, get a concept drawing done and have prices to build it...
- You have one chance with a lot of purchasers, if sections arn't ready, a potential purchaser can view your section, not like it and never return when it's complete.
- If titles are issued, make sure all covenants, easement instruments and Engineers Reports are easily available for potential purchaser
- If selling pre title, have ducks aligned e.g. what covenants and easements will go on the title, when titles are due, have approved council Engineering Plans and Resource Consents available so people know what they are going to get.
- Have boundaries clearly marked out on the ground and also on aerial photos
- Great marketing using the correct avenues. Just chucking phone photos on trademe is not enough most of the time...
- Be able to answer all questions of potential purchasers so they don't have to ring around professionals for a week finding things out... they then put it in the too hard basket and buy an existing house.
- Drone photos can show off a section effectively and in a lot of cases more than ground photos
- Have dimensions if possible for scale and placement of pre designed houses.
- Market with a price? Most people like to see a price to do their maths based on a total cost with a building. Most purchasers have a dream house in mind or already designed and want to know if it fits the section and the total house and land cost.
- Price correctly or sections can sit on the market for a long time and purchasers wonder what's wrong when you drop the price. The majority of purchaers see the marketing within the first few weeks. Get it right straight away.
